Apartments
We offer two-bedroom apartments with one shared bathroom and four-bedroom apartments with two shared bathrooms. Both layouts are available with Standard or Premium finishes.
Yes. The living and dining areas include a sofa, armchair, coffee table, side table, TV stand, and dining table with chairs. Each bedroom has a bed frame, full-size mattress, under-bed dresser, built-in desk with a small bookshelf, and desk chair.
Both have white cabinets and stainless steel appliances. Standard apartments have older-style cabinet doors, laminate countertops, and a microwave in a kitchen cubby. Premium apartments have shaker cabinet doors, granite countertops, a kitchen backsplash, an over-the-range microwave, gray paint, and updated LED lighting. Every apartment has new flooring.
Yes. Each bathroom is shared by two residents. You’ll have your own sink in a double vanity, with the tub and toilet in a separate room. Two-bedroom apartments have one bathroom. In four-bedroom apartments, bedrooms A and B share one bathroom, and bedrooms C and D share the other.
Each apartment has a stainless steel refrigerator, dishwasher, microwave, electric range, oven, and garbage disposal.
Yes. Every apartment has an in-unit washer and dryer.
No. You’ll need to bring your own TV.
Yes. Two-bedroom apartments have a private patio. Four-bedroom apartments have a patio at the front entrance.
Each bedroom has a closet and a dresser that fits under the bed. There are no additional storage closets in the apartment, and we don’t offer extra storage.
Yes. Accessible apartments are available across our floor plans. Contact the leasing team to discuss your needs and current availability.
Tours and Location
Campus and downtown aren’t within walking distance. You can bike, but hills and busy road crossings make the bus or driving more convenient for many residents.
Campus is about a 10-minute trip, depending on your destination and traffic. Most residents take a UGA or Athens city bus, though you can also drive.
We’re at 1000 Lakeside Drive, Athens, GA 30605. If you’re visiting the leasing office, park in the future resident spaces.

You can tour our four-bedroom model apartments in both Standard and Premium finishes.
Leasing and
Applications
No. Bedrooms are limited to one resident.
Renewals begin in September. Request a renewal through your resident portal, and we’ll send you an offer.
Our leases run from August through July. We don’t offer other lease lengths, summer-only stays, or short-term accommodations.
Yes. Each resident signs an individual lease for one bedroom.
We review your application and try to match you with roommates based on your preferences. We don’t offer a separate roommate matching service.
You may need to pay a security deposit, depending on your screening results. The amount varies.
Rent and Fees
Your monthly payment includes rent and Spectrum Wi-Fi. Rent depends on the apartment you choose.
Water, electricity, and trash are billed through Conservice and split equally among residents. Charges vary based on usage, and a $6.50 monthly utility billing fee applies.
There’s a one-time $60 application fee and a one-time $150 administration fee.
The Damage Waiver Program costs $16.50 per month.
Move-In
Move-in time slots are assigned by last name.
No. Early move-in isn’t available.
Pick up your keys at the move-in tents. You can park in front of your building while you unload.
Move-in for the 2027 lease year is August 13, 2027.
You’ll receive your apartment keys, mailbox key, amenity pass, parking pass, apartment information, and flyers from local businesses.
Amenities
and Community
Yes. We use PrintWithMe, and your first 10 black-and-white pages each month are free.
Yes. Emergency maintenance is available 24 hours a day, including after office hours.
We’ve renovated the clubhouse, fitness center, leasing office, and pool, expanded the pool deck, and added new pool chairs and a gas grill. Apartment updates include new flooring in every apartment, stainless steel appliances, key fob locks, and Premium finishes in select units. We’ve also refreshed the landscaping, painted building exteriors, resurfaced the parking lot, improved outdoor lighting, and replaced many HVAC units. The former hot tub is now a turf area.
Quiet hours are 11 PM–7 AM Sunday through Thursday and midnight–7 AM Friday and Saturday.
No. Our two private study rooms are available on a first-come, first-served basis.
The clubhouse, study lounge, and gym are open 24 hours a day. Outdoor amenities are open from dawn to dusk. Amenities stay open year-round, and the office coffee bar is available during office hours.
Yes. Each resident can bring up to two guests. You’ll need to stay with your guests while they use the amenities.
No. Smoking and vaping aren’t allowed on the property.
The community has a pool and sun deck, fitness center, clubhouse, study lounge, two private study rooms, and a dog park. Outdoor amenities include basketball, sand volleyball, two pickleball courts, a running track, gas grills, and lawn games. The clubhouse has a TV, pool table, and kitchenette.
Yes. Our management and maintenance teams are on-site to help with apartment questions, repairs, and resident concerns.
Parking
and Transportation
No. EV charging isn’t available on the property.
The UGA Riverbend Connector and Athens City Transit Route 14 serve the community, with five bus stops on the property. We don’t operate a private shuttle.
No. We don’t have dedicated bike or scooter storage.
Your guests can park in open spaces without a parking pass.
A resident parking permit costs $35 per year. Residents need a permit to park. Spaces aren’t assigned and are available on a first-come, first-served basis.
Mail, Packages,
and Access
You can get a replacement from the front office for $75.
Amenity spaces have controlled key fob access and cameras. Lighting is provided throughout the community, including the parking areas.
Your apartment door uses a key fob.
Packages go to our ButterflyMX package room, which you can access 24 hours a day. Mailboxes are in a separate building, and you’ll receive your mailbox key at move-in.
Large packages and deliveries that need refrigeration are placed in the package room.
No. Packages are delivered to a shared package room rather than individual lockers.
Pets
Yes. The community has a dog park and pet waste stations.
Yes. Pets must pass PetScreening and be approved before moving into the community. Each apartment can have up to two pets.
There’s a one-time $350 pet fee, plus $35 in monthly pet rent per pet.
Around Athens
For meals out, our team recommends Last Resort Grill, Five & Ten, South Kitchen + Bar, The National, and The Place. Hotel options include the UGA Hotel at the Georgia Center, Hotel Indigo Athens Downtown, Hyatt Place Athens/Downtown, and SpringHill Suites Athens Downtown/University Area. The Georgia Center is on campus.
Try Baddies in Five Points for burgers, White Tiger for lunch, or Ideal Bagel for breakfast. For a walk or hike, head to Sandy Creek Nature Center.
The UGA Health Center, Kroger Pharmacy, and UGA Veterinary Teaching Hospital are nearby options. Piedmont Athens Regional and St. Mary’s Hospital also provide hospital and emergency care. Estimated drive times range from about 3–8 minutes for the UGA facilities and Kroger Pharmacy to 10–15 minutes for the hospitals, depending on traffic.
Options around Athens include Trader Joe’s, The Fresh Market, Costco, Target, and Earth Fare. Depending on the store and traffic, plan for roughly a 9–22-minute drive.
Our team recommends Jittery Joe’s, 7 Brew, Sunroof Coffee, and 1000 Faces Coffee for coffee, and Playa Bowls for smoothies and açaí bowls. Drive times are roughly 9–17 minutes, depending on the location and traffic.
Try Cali-n-Tito’s for pan-Latin food, South Kitchen + Bar for Southern dishes, or Trappeze Pub for a meal and craft beer. Raising Cane’s is an option for chicken tenders, and Farm Cart serves breakfast and biscuits. These spots are about an 8–13-minute drive away, depending on traffic.
Firefly Trail, Lake Herrick, and the UGA Intramural Fields are about a 4–6-minute drive away. Ramsey Student Center is roughly 5–7 minutes away, and Crunch Fitness is about 10–12 minutes away. Travel times vary with traffic.
Catch a show at the Georgia Theatre or 40 Watt Club, visit Creature Comforts for craft beer, or meet friends at Cutters Pub. Paloma Park has Tex-Mex food, margaritas, and an outdoor beer garden. These spots are roughly a 10–13-minute drive away, depending on traffic.
Tate Student Center, the Miller Learning Center, Sanford Stadium, and the UGA Bookstore are each about 7–10 minutes away by bus or car. The Arch is roughly 8–12 minutes away. These are the property team’s estimates; actual travel times depend on your route and traffic.
